Who it is for
Land buyers and wholesalers mailing Cochise County, tax-lien investors working the over-the-counter list, agents who want to know which absentee owners sit on buildable lots, and anyone pricing a parcel who wants to see the wells and flood lines around it before they drive out. PropStream and PropertyRadar will give you the owner. They will not tell you whether the parcel is in the Willcox AMA, whether the road to it is county-maintained, or how deep the neighbours’ wells are. That join is the product.
The numbers, county-wide
- 122,965 parcels in the county; 56,925 are vacant land (assessor use codes 00xx), excluding 2,887 State Trust parcels.
- 55% of vacant parcels have an owner mailing address outside Arizona. Top states after Arizona: CA (5,219), FL (2,052), TX (1,811), CO (1,371), WA (1,335), IL (1,321).
- 10,975 vacant parcels are on the Treasurer’s tax-lien list.
- 7,324 vacant parcels touch a county-maintained road; the median distance to any mapped road is 10 m.
- 2,277 vacant parcels already have a registered well on them; 28,902 are inside the Willcox AMA and 15,858 inside the Douglas AMA.

Pulled 2026-10-26. The county parcel layer updates weekly; the pack is rebuilt monthly. The pack is published by our statewide sister site, AZ Land List, where other Arizona counties will follow.
What it does not do
- It is not a title search, a survey or legal advice. “Touches a county-maintained road” is a GIS adjacency test, not a finding of legal access — see legal access in Cochise County.
- Well depths and water levels are what drillers reported to ADWR, from the parcels around yours, not a guarantee of water under yours.
- Zoning is the county’s mapped district; what you may build on it is in the county code and on our owner-builder and septic guides.
- Phone numbers and emails are not included and will not be. Owner names and mailing addresses are public record from the assessor.

FAQ
Where does the data come from?
Cochise County GIS open-data FeatureServices (assessor parcels with tax information, Treasurer tax-lien parcels, zoning, county-maintained roads), the Arizona Department of Water Resources well registry, and FEMA’s National Flood Hazard Layer. All are published for public reuse; nothing is scraped from a login.
How often is it refreshed?
Monthly. The county layer itself updates weekly. A purchase gets the current month’s file; a monthly-refresh subscription is coming.
Can I get just one area, or another county?
The file is the whole county; filter by zoning, tax area or lat/lon. Other Arizona counties are planned — email inquiries@cochiselandmanagement.com with the county you want and you will hear first.
