Mesquite, Creosote and Catclaw: What to Clear and What to Leave
The instinct on a new parcel is to scrape it flat. That is usually the wrong call, and it is always the expensive one. A plant-by-plant look at what earns its place on a high desert lot, what has to go, and where defensible space actually starts.

The first instinct on a newly bought parcel is almost always the same: get it cleared. All of it. Make it look like something.
It is worth resisting for about a week, because the version of this that people arrive wanting is usually the most expensive option, the one that creates the most work in year two, and the one that removes things they will later wish they had.
Here is how we think about it, plant by plant.
Mesquite — the one to be selective about
Velvet mesquite is the defining tree of this valley and the one that provokes the strongest opinions. Ranchers regard it as an invader of grassland, which historically it is. Homeowners regard it as the only shade for forty miles, which it also is.
Reasons to keep it: a mature mesquite is decades of growth you cannot buy back, and shade in a place where the June average high at Pearce–Sunsites is around 95°F is worth real money in cooling load. It fixes nitrogen. It holds soil. It supports more wildlife than anything else out there. And it is the single thing that makes a bare parcel look like somewhere you would want to live.
Reasons to remove it: it is in the building footprint, it is over the driveway or the array, it is dead, or it is a dense thicket rather than individual trees.
Mesquite regenerates from the root crown. Cut the top off and you get a multi-stemmed shrub back, usually thicker than the original. If you are removing it, the crown has to come out — which is a machine job, and in caliche a harder one than the canopy suggests. If somebody quotes you mesquite "clearing" at a price that looks good, ask whether the crowns are coming out.
Two other things about mesquite worth knowing. The taproot goes far deeper than the canopy implies, which is why it survives here and why removal is more work than it looks. And the wood is genuinely valuable — it is dense, it burns hot, and on some jobs stacking it for firewood offsets real cost. Do not pay to haul away something you could sell or burn.
Creosote — leave it
Creosote bush is the plant most people want gone because it looks like scrub, and it is the one we would most often argue for keeping.
It is extraordinarily well adapted, it survives on rainfall you would not think supportable, it needs nothing from you, and it holds soil in exactly the places you need soil held. It also smells like rain when rain arrives, which is not an argument but is a genuine pleasure.
It is slow. Clear an area of creosote and you are not getting it back on any timescale that matters to you. Remove it where the pad and the driveway need to go, and leave the rest.
Catclaw acacia — remove it where you walk
Catclaw earns its name. The recurved thorns catch clothing, skin and tyres, and a dense stand is genuinely difficult to move through.
The judgement here is about traffic. Catclaw well away from anywhere people go is habitat and soil cover, and it can stay. Catclaw along the driveway, around the house site, or anywhere you will be walking at night is a removal job. It also, like mesquite, resprouts from the crown.
Whatever you do with it, wear leather. Synthetic gloves are not a match for it.
Tumbleweed and invasive annuals — this is maintenance, not clearing
Russian thistle is the classic. It colonises disturbed ground aggressively, and disturbed ground is precisely what you create when you clear.
This is the trap in over-clearing, and it is worth being blunt about: scrape a parcel bare and you have not created a clean lot, you have created a tumbleweed farm. Bare soil in this climate does not stay bare. It gets colonised by whatever moves fastest, and what moves fastest is the stuff you least want.
The right response is to remove it before it seeds, and to reduce the amount of bare ground you create in the first place. Removing it after it has dried and detached just moves it to your fence line, where it becomes a fire load piled against something you own.
Native grasses — keep them, deliberately
The Sulphur Springs Valley is grassland, and the grass is doing a job. It slows sheet flow, it holds soil, and it is what stands between a July storm and a rill running across your parcel.
Fifty-seven percent of the annual rainfall here falls between July and September, in cells that drop a lot of water fast. Every square foot of grass you remove is a square foot with nothing holding it when that arrives.
This is the strongest practical argument against clearing more than you need, and it is the one that costs money later rather than now, which is why it gets ignored.
Dead material — remove it, all of it
No judgement call here. Standing dead trees are a hazard and a fire load. Dead brush is fuel. Old woodpiles against a structure are the single worst thing you can have in a place with a fire season.
This is the clearing that should happen first and that nobody argues about.
Defensible space
This is where clearing stops being aesthetic and becomes structural.
The standard model runs in zones outward from the structure:
- Immediate, 0–5 feet: essentially nothing combustible. No bark mulch, no woodpile, no shrub against the wall. Gravel is the right answer here.
- Intermediate, 5–30 feet: plants spaced so fire cannot carry between them, dead material removed, tree limbs raised clear of the ground, nothing overhanging the roof.
- Extended, 30–100 feet: thinned rather than cleared. Break up the continuity of fuel — you are trying to slow a fire and drop it out of the canopy, not create bare ground.
Note what the extended zone is not: it is not "clear everything within a hundred feet." It is thinning and spacing. The Arizona Department of Forestry and Fire Management publishes the current guidance and it is worth reading rather than guessing.
Defensible space is also, conveniently, the shape of clearing that keeps you under the county's one-acre permit threshold on most residential sites.
What a sensible clearing plan looks like
On a four-acre parcel, this is roughly what we would expect to see:
- Cleared: the building pad and its immediate zone, the driveway alignment and shoulders, the tank pad, the septic primary and reserve areas, and the solar array footprint if it is ground-mounted.
- Thinned: the defensible space zone out to about a hundred feet from the structure, and anywhere sightlines or access genuinely need it.
- Left alone: everything else. Which on four acres is most of it.
That total will usually come in under an acre of actual disturbance, which means no clearing permit, a smaller bill, less erosion exposure, and less maintenance.
Timing
Clear before monsoon, not during it, and get erosion control in on anything you disturbed before July. Bare ground going into the monsoon with nothing on it is how a parcel develops the gullies that need a machine to fix.
Watch fire restrictions if burning is part of your disposal plan. Restrictions apply seasonally and they are not advisory.
Work mornings in summer. Both for the heat and because you want to see what you are reaching into — corner-hunting and brush work at ground level in June is exactly the time and place for rattlesnakes, and most bites land below the knee.
What happens to the material
Decide this before the machine starts, because it changes the price:
- Chip and spread as mulch — costs machine time, saves haul, and gives you erosion control material.
- Windrow and leave in a designated pile, well away from structures. Cheapest.
- Stack mesquite for firewood. Genuinely worth doing.
- Haul off site. Most expensive, priced by distance to disposal.
The summary
Clear the pad, the driveway, the utilities and the defensible space. Take out everything dead. Thin rather than clear beyond that. Leave the creosote, keep the mature mesquite you can, and do not create more bare ground than you have a plan for.
It is cheaper, it looks better, it erodes less, and in three years it will still look like somewhere in the desert rather than somewhere the desert used to be.
