Monsoon Damage on a Freshly Cleared Lot, and How to Prevent It
Fifty-seven percent of the annual rain at Pearce–Sunsites falls in July, August and September, and it arrives fast onto ground that cannot absorb it. What that does to newly disturbed land, what to have in place before it starts, and how to fix a rill before it becomes a gully.

The National Weather Service treats 15 June to 30 September as the official monsoon season in this region. What that means in practice at Pearce–Sunsites, from the NOAA 1991–2020 normals:

Better than half the year's rain in three months. At Pearce–Sunsites, July and August alone carry 5.44 inches — about 45 percent of the annual total.
And it does not arrive as three months of drizzle. It arrives as convective cells that can drop a large fraction of a month's total in under an hour, onto ground with sparse cover, often over a cemented layer a few feet down that stops it soaking away.
That is the load your site work has to survive, and it is why erosion control here is not a formality.
What actually happens to disturbed ground
Bare, freshly graded soil has lost every defence it had. No grass slowing the sheet flow, no root structure holding the particles, and a surface that has been smoothed into something water can accelerate across.
The failure runs in a sequence, and each stage is roughly ten times more expensive to fix than the one before:
- Sheet erosion. A thin layer moves off the whole surface. Barely visible, and it is your finest material — the part that binds everything else — leaving first.
- Rills. Small channels, an inch or two deep, where the sheet flow has started to concentrate. This is the moment to act. A rill is a rake-and-tamp fix.
- Gullies. Rills that got another storm. Now it is a machine job, it needs fill and compaction, and it will keep going if the water that made it still goes there.
- Headcutting. The gully working backwards uphill, eating into your pad or your driveway from the downhill end. This is where a drainage problem becomes a structural one.
On a parcel with an earth fissure the sequence is worse. AZGS documented fissures on Dragoon Road and Parker Ranch Road being dramatically enlarged by rapid erosion after the 2021 monsoon flooded the open cracks — one reaching about ten feet wide and thirteen feet deep, another about sixteen and a half feet deep. Water finds a crack, gets into it, and hollows it out from the inside. If there is a fissure on or near your parcel, keeping runoff away from it is not optional.
What to have in place before July
All of this is cheap relative to fixing what happens without it.
Silt fence on the downslope edges
A woven geotextile barrier that lets water through slowly and drops the sediment out of it. Effective, cheap, and temporary — it is designed for disturbed ground during and just after construction, not as permanent infrastructure.
Two installation points that decide whether it works: the bottom edge must be trenched in and backfilled, because water will simply run under a fence that is only stapled to posts; and it goes on the contour, not across a concentrated flow path. Silt fence in a channel gets flanked or flattened.
Straw wattles across flow paths
Where water is already concentrating — along a driveway shoulder, down a cut slope, across a swale — wattles slow it and drop sediment. They also give seed a place to catch and germinate, which is the beginning of the permanent solution.
Trench them in slightly and stake them so water goes through rather than under.
Keep the cover you have
The most effective erosion control on the parcel is the native grass and shrub cover you have not removed. Every square foot left intact is a square foot that needs none of the above.
This is the argument for clearing less, restated in monsoon terms.
Get water off surfaces, not along them
Driveways, pads and any graded surface should shed water sideways rather than let it run down their length. A driveway that drains along its length becomes a channel; a channel becomes a gully; and now your access is the erosion feature.
Cross-slope of two to five percent, and outlets at intervals so water leaves before it has built up any speed.
Release water where it can take it
Everything you intercept has to go somewhere. Discharging concentrated flow onto bare ground just moves the erosion. Get it to established vegetation, a rock-armoured outlet, or a spreader that returns it to sheet flow.
And check where "somewhere" is. Cochise County's clearing ordinance requires that erosion control measures not alter existing drainage patterns or cause property damage off site. Sending your runoff onto a neighbour is both a violation and a dispute.
Mulch what you disturbed
If you chipped the brush you cleared, spread it. Chip mulch on bare ground reduces raindrop impact, slows sheet flow and holds moisture long enough for seed to establish. It is free material doing a real job, and the alternative is paying to haul it away.
Fixing what has already happened
Rills: catch them the same season. Rake the surface back to grade, tamp it, and — critically — fix the reason the water concentrated there. Filling a rill and leaving the flow path unchanged means you fill it again next August.
Small gullies: fill in lifts and compact each one. Loose fill dumped in a gully is loose fill that washes out on the next storm, faster than the original soil because it has no structure at all. Then armour or vegetate the base, and divert the flow that made it.
Headcuts: the head is where the erosion is actively advancing, so that is where the work goes. Armour it, then deal with the flow above.
Anything crossing a wash or in a mapped floodplain: stop and check the permit position. A Floodplain Use Permit is required for man-made changes to property inside a designated floodplain — including grading and fill, and including where no building permit is involved.
The annual routine
May and June, before it starts:
- Clear culverts and drainage structures of debris. A plugged culvert turns your driveway into a dam.
- Re-grade the driveway so the cross-slope is intact when the water arrives.
- Walk the parcel and repair last year's rills while they are still rills.
- Check silt fence and wattles are still trenched in and still standing.
- Confirm the ground around the structure still falls away from it — this gets churned up during any construction and rarely gets restored.
After each significant storm: walk it. Photograph anything new. Where water went is written on the ground for a day or two afterwards and then fades, and that is the best information you will ever get about your own drainage.
September and October, after it ends: repair what moved, and seed bare ground. Autumn planting takes advantage of residual soil moisture.
The permanent answer is plants
Silt fence and wattles are temporary. The permanent solution to erosion on a desert lot is native cover re-established on the ground you disturbed.
Native grass seed, sown into a roughened surface with mulch over it, and given a chance during the wettest part of the year. It will not look like a lawn and it should not — you are aiming for the cover that was there before, which is sparse by the standards of a wetter place and entirely adequate for the job.
Time it for the start of monsoon or for autumn. Seeding bare ground in May is feeding birds.
Keep your own rainfall record
A cheap weather station or even a rain gauge on a post is worth having, because the nearest official record may be miles away and monsoon cells are intensely local. Willcox airport can log an inch while your parcel gets nothing, or the reverse.
Over a few years your own record tells you what your site actually receives, which is the number your drainage should be designed to — not the valley average.
The one-line version
The rain here arrives in a quarter of the year, fast, onto ground that cannot absorb it. Clear less than you think you need to, get erosion control in before July rather than after, and fix rills the season they appear.
